What’s Going On In Owatonna in April?


April is Fair Housing month. Realtors abide by all the fair housing and non-discrimination regulations, and it’s a good time to make consumers aware of the laws we that affect our industry and the public.


Don’t miss the Southern Minnesota Family Expo on Saturday, April 2nd at the Four Seasons Centre.


The Galaxy of Quilts will be featured at the Owatonna Arts Center. The show opens on April 3rd.


The Eagles Club will host a special luncheon featuring speaker, Patty Wetterling – Healing the Hearts of our Children on Tuesday, April 5th from 12:00 – 1:00 pm.


Running from the 9th of April through April 10th, is the Minnesota Alpaca Expo at the Four Seasons Centre.


There will be series of lectures this month at the Village of Yesteryear kicking off on April 5th starting at 6:30 pm.


Jose Cole’s Circus is back in town on 4/13 at the Four Seasons Centre – fun for the whole family.


The fun-filled Young Life Cake Auction will be held at a new location this year. Owatonna High School Gym will hold the festivities this year on April 16th from 10:00 – 4:00 pm. If you’ve never participated in the cake auction before, take some time to stop in and enjoy the fun.


The Antique Show is being held this year during the weekend of 4/16 and 4/17 at the Four Seasons Centre.


April 16th marks the date for Big Brother’s Big Sister’s Bowl for Kids’ Sake. It’s a great day to bowl, have some fun, and raise some money for a great organization. Come on out to Southpark Lanes and have some fun.


The Little Theatre of Owatonna is presenting “The Unsinkable Molly Brown”, which runs starting 4/28 and ends on 5/7. You can check the Little Theatre’s website for production times.


The Owatonna Area Chamber of Commerce’s Business After Hours will be held on April 26th from 5:30 until 7:00 pm. Hosted by the Hometown Credit Union. This is a great opportunity for Chamber members to network and socialize.

What’s the Real Estate Buzz in Owatonna?

Things were picking up in April and the outlook is brighter with increased activity. It seems that our spring market is about a month behind – just like our spring weather.

We’re predicting that first time home buyers will be the mainstay of this market, along with buyers relocating into Owatonna for their jobs. According to my lending expert Brenda Bednar (through Advisor’s Mortgage) she is taking applications from those two buyer niches. Property issues are becoming more of a challenge with the increase in foreclosed properties, many of which have deferred maintenance issues to contend with. According to the Southeast Minnesota Association of Realtors MLS our year to date activity is showing 72 closed residential listings in Owatonna. The average sale price of the sold properties is $132,187 which is lower than what we’ve seen historically. I believe this trend is due to an increase in bank owned properties and the influx of first time buyers. Our average market time for properties is 112 days.

At this time we have 231 active residential listings with an average list price of $171,887. They’ve been on the market for an average of 172 days. We have 285 active building lots on the market – so there are plenty of great building lots to choose from for any budget range.

Market cycles affecting housing come and go, just like all segments of the economy. Right now may seem like a challenging market, but it’s also a market of opportunity. What's the Real Estate Buzz In Owatonna Minnesota?


Well, we’re two months into 2010 and so far 33 homes have sold in Owatonna. The average sale price of the homes that have sold is $118,175, which is down dramatically from 2009, but we do expect to see that number rise as we add more sales. The homes that have sold have done so in an average time of 88 days on the market. The activity that we’ve seen reflects the influx of investors, first time buyers, and the impact of bank-owned properties on our market.
Right now there are 235 homes for sale on the market at an average list price of $172,262 which shows quite a disparity between what’s available and the homes that have sold. The available homes have been on the market for an average of 173 days – which has lengthened over last year.
It’s vitally important for sellers to be realistic about the market when they are pricing their homes, present their homes in top-notch condition, make any necessary repairs, and create a welcoming, WOW impression for potential buyers.
Buyers are presented with an incredible opportunity – historically low interest rates, plentiful selection of homes, affordable prices, and a tax credit incentive. It’s a great time for buyers – in all price ranges.

Time to Put Away the Skis - on to the next Adventure



Well, the days and nights of cross country skiing seem to be melting away. Not that I’m complaining about the sunny, above 30 degree days that we’ve been experiencing all week. It’s just that I was hoping for a few more opportunities to strap the skis on. We’ve seen some beautiful spots around Minnesota this winter. We toured Forestville State Park near Preston, Nerstrand Big Woods State Park between Northfield, Kenyon and Faribault, Banning State Park near Sandstone, Owatonna’s own Rice Lake State Park, and of course, Kaplan’s Woods. We skied at 5 below zero and when it was in the 30’s in just long sleeved shirts (no mittens, jackets or hats). We took advantage of many full moon evenings, which helped guide our way if the headlamps were running low. In all, it was a wonderfully enjoyable winter – with great snow for skiing. Next year I’m getting some snow shoes just in case the conditions for skiing aren’t quite the same. It’s always a new adventure – something for everyone to enjoy with each season.

Kaplan's Woods Winter Wonderland


Boy, did I ever pick THE best year ever to buy cross country skis. It has been an amazing winter for skiing. We've spent hours on the wonderfully groomed trails throughout Kaplan's Woods and certainly know most nooks and crannies by heart - even in the dark. Speaking of night skiing, we are outfitted with our headlamps and can manuever our way through every twist and turn along the trail while under the stars.
A week ago we skiied through Rice Lake State Park (about 7 miles from Owatonna) during the Candlelight ski event. What a great evening! The friends of Rice Lake Park were offering treats and had a roaring bonfire going.
We are so incredibly lucky to have such wonderful trails and parks so close to home. Even though we've been experiencing a pretty solid Minnesota winter, I've come to enjoy this season just as much as the other seasons that we get to experience. To top it off, I'm getting a heck of a physical work out - along with a wonderful release from and stress or tension - there's nothing like exploring Mother Nature's great outdoors.

What's This $6500 Tax Credit I Hear About?

Q. I'm already a homeowner. If I buy another home after Nov. 6, 2009, to use
as my principal residence, do I have to sell my home to qualify for the
homebuyer tax credit?
A. No. If you meet all of the requirements for the credit, the law does not
require you to sell or otherwise dispose of your current principal residence
to qualify for a credit of up to $6,500 when you buy a replacement home to
use as your principal residence. The requirements are that you must buy, or
enter into a binding contract to buy, the replacement principal residence
after Nov. 6, 2009, and on or before April 30, 2010, and close on the home by
June 30, 2010. Additionally, you must have lived in the same principal
residence for any five-consecutive-year period during the eight-year period
that ended on the date the replacement home is purchased. For example, if you
bought a home on Nov. 30, 2009, the eight-year period would run from Dec. 1,

Owatonna - 6th Annual Chili Cook Off



About two years ago I attended my first Chili Cook Off and was immediately inspired and intrigued – mostly due to the fact that I was totally thrilled to learn about white chili. I’m not a big red meat eater so to find out that chicken chili exists opened all sorts of cuisine possibilities for me. I decided that when the hockey schedule (my son’s) would permit I find a way to enter my own white chili concoction in the cook off. It took two years to allow for the aligning of the hockey schedule and the Chili Cook Off, but the wait was worth it. I joined forces with a couple of friends and we created a one-of-a-kind recipe for our white chili.



We conducted a bit of a marketing campaign prior to the big day, and not knowing quite what to expect in our first attempt, we approached the event with a lot of enthusiasm. In addition to a large appetite for chili, we have a big appetite for fun, which we had a lot of as we prepared our chili the day before, and it carried over to the actual event.



The Chili Cook Off is in its 6th year and is organized by the Bill and Marie Lawrence family as a fundraiser for a scholarship that they started to honor the memory of their son, Andrew. The evening was a huge success as they served over 900 people who each paid $7 to attend the Cook Off to sample over 47 kinds of chili. T-shirts were available for purchase, as were beverages and dessert treats. Every taster can vote for their favorite chili – and (drum roll please) guess who won the people’s choice for white chili? We were thrilled as first year entrants to win first place in our category – quite an honor because we had some great competition. Even better, we knew that we were a part of such a wonderful community event. That’s just some of what makes Owatonna a special place to live, work and play – people genuinely care about one another – and really go out of their way to make a positive difference.

We predicted that first time home buyers would be the mainstay of the 2009 market, along with buyers relocating into Owatonna for their jobs, and it appears to have panned out that way. One of my lending experts, Brenda Bednar (through Advisor’s Mortgage) noted that she is taking applications from those two buyer niches. Property issues are becoming more of a challenge with the increase in foreclosed properties, many of which have deferred maintenance issues to contend with. According to the Southeast Minnesota Association of Realtors MLS our year to date activity is showing 321 closed residential listings in Owatonna for 2009. The average sale price of the sold properties is $143,424 which is down from 2008 when the average sale price for the year was $159,120. I believe this trend is due to an increase in bank owned properties and the influx of first time buyers. Our average market time was 117 days which is actually down from 130 in 2008. The market has changed, in particular housing prices.

At the start of the year we have 198 active residential listings with an average list price of $176,880. They’ve been on the market for an average of 185 days which has been increasing.

Interest rates continue to hover near their lows, and the tax credit provides a strong incentive for first time and repeat buyers to make the most of the values that are out there in our local market.

The average sale price of sold properties is $145,657 which is down from 2008 when the average sale price at this time was $160,937. I believe this trend is due to an increase in bank owned properties and the influx of first time buyers. Our average market time is 120 days which is actually down from 131 in 2008 at this time. The market has changed, in particular housing prices.

At this time we have 220 active residential listings with an average list price of $179,193. They’ve been on the market for an average of 169 days which has been increasing.

Interest rates continue to hover near their lows, and the tax credit provides a strong incentive for first time, and now, repeat buyers to make the most of the values that are out there in our local market.

Real Estate Market Update

I thought I’d pass along the article (from the National Association of Realtors) regarding the uptick that’s taken place in the real estate market across the country. As I’ve mentioned before, real estate is local. There’s no doubt that the tax credit program was beneficial to our local market, especially in October and November. We expect to see a similar boost in the first quarter of 2010, and we sure could use it because the current activity has been very slow, even for December. This recent winter weather doesn’t help at all.
As I’ve passed along in recent statistics, our year-to-date sales in Owatonna recently increased as compared to the same time in 2008, however, based on the pending sales that we’re seeing now, we may slip a little as compared to 2008 by the end of the year. Since real estate is the biggest consumer purchase, our market is still so dependent on job confidence. One of the agents from our office has been working recently with a buyer who wants to put the brakes on his negotiations at the moment to get a better view from his employer about the security of his job. These weren’t issues that we dealt with just 1 ½ years ago. The climate has changed so dramatically.
We had the chance to sit in on a meeting earlier this week which was sponsored by a large national lender. They presented information about the expected foreclosure rate in 2010 and 2011. Their analysts predict foreclosures to quadruple through the year as compared to current levels. That’s amazing, considering that 3-4 years ago foreclosures weren’t at all a consideration in our market. Bank owned properties have changed the competition for owner occupied homes, and have impacted pricing in a negative way. This trend has also, and will continue to force lenders to tighten their credit standards and lending practices. Where’s the good news, huh? The lenders are still lending, but there will be fewer buyers (and properties) that qualify for financing. We can also expect the lead time from purchase agreement to closing to be a little longer than in the past. They are scrutinizing a buyer’s credit and history so much more than they ever have. On the bright side interest rates are at 50 year lows, but they do see that increasing over time – but still low.
The result is that a solid credit history and strong FICO score will be more important than ever for homebuyers. Sellers will be facing more competition, not less, from foreclosure (bank owned) properties. Down payment requirements will probably change (increase) and the time frame to purchase will lengthen. They expect the emphasis on first time buyers to continue to increase. This year they saw first time buyers account for 52% of their mortgage business and see that percentage climbing in 2010.
All in all, we continue to deal with the challenges of our market as best we can. We’ll be providing a lot of information to first time and repeat buyers in hopes of getting the tax credit incentive info to as many people as possible. Right now, as many of our sellers know, home values are wonderfully appealing for buyers, great selection is available, and the interest rates (especially coupled with the incentives) provide one-in-a–lifetime opportunity for buyers. We hope that many more buyers will be positioned to take advantage of these values – and we’ll be doing our best to get the message out and help them through the process.

The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in October, increased 3.7 percent to 114.1 from 110.0 in September, and is 31.8 percent above October 2008 when it was 86.6. The rise from a year ago is the biggest annual increase ever recorded for the index, which is at the highest level since March 2006 when it was 115.2.
Lawrence Yun, NAR chief economist, said home sales are experiencing a pendulum swing. “Keep in mind that housing had been underperforming over most of the past year. Based on the demographics of our growing population, existing-home sales should be in the range of 5.5 million to 6.0 million annually, but we were well below the 5-million mark before the home buyer tax credit stimulus,” he said. “This means the tax credit is helping unleash a pent-up demand from a large pool of financially qualified renters, much more than borrowing sales from the future.
The PHSI in the Northeast surged 19.9 percent to 100.2 in October and is 44.2 percent above a year ago. In the Midwest the index rose 11.6 percent to 109.6 and is 36.6 percent higher than October 2008. Pending home sales in the South increased 5.4 percent to an index of 115.4, which is 31.6 percent above a year ago. In the West the index fell 11.2 percent to 127.7 but is 21.9 percent above October 2008.
Yun cautioned that home sales could dip in the months ahead. “The expanded tax credit has only been available for the past three weeks, but the time between when buyers start looking at homes until they close on a sale can take anywhere from three to five months. Given the lag time, we could see a temporary decline in closed existing-home sales from December until early spring when we get another surge, but the weak job market remains a major concern and could slow the recovery process.
“Still, as inventories continue to decline and balance is gradually restored between buyers and sellers, we should reach self-sustaining housing conditions and firming home prices in most areas around the middle of 2010. That would mean broad wealth stabilization for the vast number of middle-class families,” Yun said.

*The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.
The index is based on a large national sample, typically representing about 20 percent of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity from 2001 through 2004 parallels the level of closed existing-home sales in the following two months. There is a closer relationship between annual index changes (from the same month a year earlier) and year-ago changes in sales performance than with month-to-month comparisons.
An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined as well as the first of five consecutive record years for existing-home sales.

What's Going On In Owatonna Minnesota?




What a great time of year to enjoy outdoor activities and fun-filled events around Owatonna. Of course the parks are filling with people who enjoy riding their bikes, walking their pets, playing with kids and picnicking, but did you know that there’s plenty more to do around town? Here’s a list of things to do and events to enjoy that’ll get summer off to a great start:



5/26/09 The Owatonna Chamber’s Business After Hours will be held at the Steele County Historical Society, starts at 5:30
5/29 – 5/30 Smokin’ in Steele for rib and BBQ lovers. This event has been proclaimed by the Governor as the State Championship Barbeque Competition. The event will take place at the Steele County Fairgrounds and several blues bands will be performing during the weekend.
5/30 Young Life holds its annual fundraising car wash at in the parking lot of the former Wal Mart.
5/30 The annual meeting of the Minnesota Rabbit Breeders will be held at the Steele County Fairgrounds
6/1 The Owatonna Country Club will host the annual fundraiser “Golf to Prevent Child Abuse” which benefits the Exchange Club Center.
6/4 Is the kickoff date for the 11 @ 7 Concert in the Park Series featuring the Tuition Daddies. The evening can be enjoyed at Central Park.
6/6 The much anticipated grand opening of the River Springs Water Park.
6/7 The class of 2009 graduates from Owatonna High School. The ceremony takes place at the 4 Seasons Centre.
6/11 – 6/13 The Minnesota Fire Department Convention will be hosted at the 4 Seasons Centre. There are numerous activities and events planned throughout the weekend.
6/12 Street Dance hosted by Just One More to honor the attendees for the State Fire Department convention.
6/13 Parade for Minnesota’s Fire Department convention-goers followed by fireworks in the evening at the Steele County Fairgrounds
